Planning a custom home in Moore County

A floor plan can have the right rooms and still be wrong for the lot. Before you buy plans or ask for a construction price, work through four questions with your residential designer or builder.

Where can the house sit?

Start with the parcel address and a survey if you have one. Mark the road, the slope, trees you want to keep, and where a driveway could enter. Ask where water and sewer connect or where a well and septic system would go. A side-entry garage that fits on paper can still leave too little room to turn a car.

Who reviews the plans?

Use the parcel address to confirm which office reviews the project. If the neighborhood has an owners’ association, ask for its design guidelines separately.

  • Aberdeen. Town Planning & Inspections can help identify which site and zoning reviews apply to the parcel.
  • Pinehurst. Village Planning & Inspections is the starting point for zoning questions. Ask whether the property is in a historic district before committing to exterior changes.
  • Southern Pines. The Town’s permits and forms include residential applications and site-plan requirements. Check which materials apply to your project.

What does each builder’s price include?

Ask each builder to price the same drawings and identify allowances and exclusions. Compare site clearing, grading, utility connections, driveway, porches, and landscaping alongside the house itself. If one proposal includes a finished driveway and another leaves it to the owner, the totals answer different questions.

Do you need drawings, a builder, or both?

If you have a lot and a rough idea, start with residential design. See how the entry and exterior options were studied at 40 Middlebury Road in Pinehurst. If you already have drawings, our construction team can review the scope and discuss what is ready to price.

For a first conversation, send the town or parcel address, drawings or photos you already have, a budget range, and your target start date. If you’re still comparing lots, tell us which decision you need to make first.
